What documents do I need for a commercial mortgage in the UAE?
For a commercial mortgage, banks generally need your trade licence, company financial statements, tenancy contracts or business cash flow evidence, personal identity and income documents for the guarantors, and property-specific paperwork such as a title deed or reservation form.
Business and company documents
- Trade licence and company registration documents
- Memorandum and articles of association, plus shareholder and ultimate beneficial owner details
- Audited or management financial statements, typically for the last 2-3 years
- Business bank statements, usually 6-12 months
- VAT returns or corporate tax filings where applicable
Property and income evidence
If the property is or will be tenanted, provide existing or prospective lease agreements to evidence rental income — signed leases with a creditworthy tenant carry far more weight than projected rents. If it's for your own business use, be ready to show cash flow projections, recent management accounts and how the property supports your operations, since the bank underwrites the business as much as the asset.
Personal guarantors, usually the company's shareholders or directors, typically also submit passport copies, income evidence, a credit report, and proof of address, in much the same way as an individual mortgage applicant. Weak or missing guarantor documents are one of the most common causes of delay at this stage.
Property transaction documents
Once you've identified a property, you'll also need the reservation form or sale agreement, a valuation report commissioned by the bank, the current title deed or off-plan sale contract, and — for corporate or offshore ownership — the additional structure documents covered in our guide to buying in a company name.

- Start gathering audited financials early, since these take longest to prepare if not already current
- Keep business and personal bank statements consistent with the income declared on your trade licence filings
- Flag any offshore or corporate ownership structure upfront so the bank can confirm it's on their approved list
