Can I negotiate my mortgage interest rate?
Yes, UAE mortgage rates are often negotiable, particularly if you have a strong profile (low LTV, salary transfer, good credit) or a competing offer from another bank. Banks have some flexibility in the margin they apply, and showing them a comparable offer, or comparing multiple banks at once, is usually the most effective way to improve your rate.

The margin a bank applies on top of its base cost is where flexibility exists. Banks will sometimes sharpen their pricing to win a deal, especially for borrowers with a strong profile: low LTV, salary transfer, stable employment and a clean credit history. Fixed teaser rates and processing fees are also sometimes negotiable, particularly on larger loan amounts.
How to strengthen your negotiating position
- Get competing offers from multiple banks before committing to one
- Offer to transfer your salary to the lending bank if you haven't already
